Price cuts are up nationally, but Intown isn't one market

Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Those two facts together put sellers on edge everywhere. But Intown is not one market. The Real Estate Data Aggregator counted the three months ending July 31, 2026, across every ZIP code here. The gap between the tightest and the softest parts of Intown is wider than most sellers expect.

Months of supply: the number that tells you which market you are in

Months of supply measures how long it would take to sell every home currently listed, at the current pace of sales. Below four months generally favors sellers. Above six months generally favors buyers. Intown has both, in the same metro, at the same time.

That range, from 2.7 months in 30345 to 18.4 months in 30303, is not a rounding error. It means a seller in 30345 is in a different conversation than a seller in 30303 or 30326. One price strategy does not fit both.

The tightest ZIPs: where sellers still hold the edge

The Real Estate Data Aggregator counted 2.7 months of supply in 30345 for the three months ending July 31, 2026. That is down 1.6 months from the same period in 2025. Homes sold there averaged 99.5% of list price. In 30307, supply sat at 3.1 months, down 1 month from a year before. Nearly 1 in 3 homes there sold above list price, at 32.4%. In 30317, supply was 3.3 months, down 2.4 months year over year. More than 37% of homes went under contract within two weeks of listing.

The softest ZIPs: where buyers have real room to negotiate

The Real Estate Data Aggregator counted 18.4 months of supply in 30303 for the three months ending July 31, 2026. Only 6 homes sold there in that period. Homes averaged 89.6% of list price, and none sold above list. In 30326, supply was 11.5 months, up 1.1 months from 2025. The median days on market there was 95 days, up 16 days from the year before. In 30308, supply held at 10.9 months, unchanged from a year ago. The median days on market was 64 days.

Days on market tells the same story a different way

Speed is one of the clearest signals of where demand is. The Real Estate Data Aggregator measured median days on market for the three months ending July 31, 2026. The range across Intown is striking.

30341 cut its median days on market by 18 days compared with the same period in 2025, according to the Real Estate Data Aggregator. That is one of the sharpest improvements in the whole group. Meanwhile 30309 added 15 days and 30326 added 16 days. Those are not small shifts.

What this means if you are selling

The national price-cut headline is real. Realtor.com put the September share at 20.8%, the highest since October 2022. But that number averages together ZIPs like 30345 and ZIPs like 30303. Those two are not the same conversation. If your home is in a ZIP with 3 months of supply and a 99%-plus sale-to-list ratio, you do not need to price defensively. If your home is in a ZIP with 10 or 11 months of supply, pricing at the top of the range is likely to cost you time and money. The right price is the one that matches your ZIP, not the national average.

What this means if you are buying

Softer pockets give you something tighter ZIPs do not: time to think and room to negotiate. In 30326, homes averaged 95.5% of list price, according to the Real Estate Data Aggregator. That gap between list and sale is real money. In 30309, only 12.1% of homes went under contract within two weeks, which means most sellers are waiting. Patience is a tool in those ZIPs. In tighter ZIPs like 30319, where 39.3% of homes went under contract within two weeks, you need a clear plan before you walk in the door.
